I know what you mean. Each villa owners definition of Walt Disney World is different.
I've stayed in villas on H27 a couple of times (mostly near the huge walmart) and its about 20 minutes when the traffic is light and around 30-35 mins when travelling peak times.
If you are down near Haines City the quickest way is down the I4 which is about 15 minutes.
